Asst Project Manager
Reports To: PM / DOC
FLSA Status: Exempt
Direct Reports: Project Manager
In-Direct Reports: CE, DO
SUMMARY OF POSITION:
Works closely with Project Managers and helps coordinates activities concerned with the construction project. Helps organizes project documents, scheduling and implementation.
SCOPE OF RESPONSIBILITY:
Assists Project Managers with ensuring all documents such as Submittals, RFI’s, Change Orders, Purchase Orders, Close-Outs, Safety Needs, Partners and other relevant items are processed in conformance to the overall Project schedule and requirements
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Works with Project Managers to plan, organize and organize activities concerned with site construction projects.
- Works closely with Project Managers & Supers to help facilitate project activities.
- Sends schedules Prepares baseline project schedule prior to start of work. Updates schedule for progress on a weekly basis.
- Process a two week look ahead schedule for all trades on a weekly basis.
- Helps process Meeting Minutes and distributes to Subs as required.
- Generates change orders requests with PM for legitimate changes that occur on each project including appropriate justification and cost detail.
- Follow-up with existing change orders and process as required.
- Helps schedules Materials and Equipment Rentals during the course of construction.
- Assist in maintaining Safety and organizing documents as required.
- Maintains Logs on a daily basis such areas as meeting minutes, RFI log, submittal log, change request log, photos and schedule updates.
- Works with Estimators to obtain any Change Order estimates
- Process all PM verified shop drawings and submittals from subcontractors with Client. Logs and tracks drawing revisions and SK’s
Qualifications/Basic Job Requirements:
- Minimum of 2+ years’ in the general contracting industry.
- Bachelor’s degree in Construction Management, Engineering or Architecture is preferred.
- Experience in a highly entrepreneurial environment strongly preferred.
- Demonstrates initiative and has the ability to interpret and resolve complex issues.
- Ability to take direction, process directions, and offer opinions.
- Communicates clearly, efficiently and effectively to obtain the required results in a timely manner.
- Effective time management skills ensuring that most critical tasks are addressed in a timely manner.
- Ability to read and interpret basic architectural drawings and specifications.
- Excellent and professional written and oral communication skills are required.
- Proficiency with computers; Microsoft office (Word, Excel; Outlook); knowledge of Microsoft Project is preferred.

Project Manager

SUMMARY OF POSITION:
Plans, directs, and coordinates all activities concerned with the construction project. Participates in the conceptual development of a construction project and oversees its organization, scheduling and implementation.
SCOPE OF RESPONSIBILITY:
Manages the designated Super and/or Foreman, and liaise with clients and their representatives. Partners with the DOC and Estimator for selection of subcontractors and vendors, and provides relative information for the preparation of a bid when necessary.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Works with superintendents and foremen to plan, organize and direct activities concerned with site construction projects.
- Establishes project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications. Confers with supers and foremen to discuss such matters as work procedures, complaints and construction problems.
- Oversees Safety initiatives and practices and ensures proper procedures are being followed both in the field and in documentation.
- Manages, initiates, tracks and updates permits as required.
- Initiates and maintains liaison with project team to facilitate project activities.
- Prepares baseline project schedule prior to start of work. Updates schedule for progress on a weekly basis.
- Prepares a two week look ahead schedule for all trades to hold them accountable. Schedule is updated weekly.
- Monitors all schedules for project through administrative direction of on-site Foremen to ensure project is completed on schedule and within budget.
- Investigates potentially serious situations and implement corrective measures in a proactive manner.
- Represents company in all project meetings and attends strategy meetings. Conducts weekly trade coordination meetings.
- Works with project team to manage financial aspects of contracts to protect company’s interest and simultaneously maintain a good working relationship with the client. Reviews subcontractor schedule of values and approves requisitions on AIA projects.
- Creates change order requests for legitimate changes that occur on each project including appropriate justification and cost detail.
- Ensures that all long lead supplies and materials (SCC, client or subcontractor furnished) are submitted, approved, ordered to complete project within schedule.
- Interprets and explains plans and contract terms to site workers and subcontractors when necessary.
- Formulates weekly reports concerning such areas as work progress, cost and scheduling. This includes meeting minutes, RFI log, submittal log, change request log, photos and schedule updates.
- Partners with DOC and Estimator at bid time for project scope review and subcontractor and vendor selection.
- Reviews all shop drawings and submittals prior to submission from subcontractors to maintain established deadlines, as forwarded by the Project Coordinators.
- Initiates and maintains liaison with clients, architectural/engineering and all subcontractors to facilitate construction activities and ensures compliance with plans and specifications.
- Conducts weekly project meetings. Reviews and revises as needed all meeting minutes, submittal logs, RFI logs, bulletins and change order/logs as issued by Project Coordinators.
- Executes all client change orders and negotiates and issues same to subcontractors.
Qualifications/Basic Job Requirements:

Construction Superintendent
SUMMARY OF POSITION:
The Construction Superintendent provides supervision and management to all Subcontractors on site and partners with the Project Manager to effectively plan ahead for each step of the project. Primary contact to Clients on site to ensure total Client satisfaction and administers all communications from the Client to the Project Manager, and supervises all Subcontractors on site.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Leads, motivates, and inspires, all team members on site.
- Maintains a safe construction site by ensuring all trades adhere to company safety policies on a daily basis. Performs weekly written safety inspections. Stops work whenever an unsafe condition is found and prohibits work from resuming until correction of the unsafe condition. If an incident occurs, promptly notifies the Project Manager and Health and Safety Officer and completes an incident report form.
- Communicates daily with Project Manager to plan and execute project schedules. Prepares, manages, monitors, and updates two-week look ahead schedules daily. Updates and distributes schedules weekly.
- Runs foreman meetings and coordinates all trades. Attends weekly coordination meetings with project manager.
- Provides written daily reports of all on-site activities including issues, incidents, manpower, subcontractor manpower, tasks accomplished, weather, visitors, etc.
- Thoroughly understands design documents for all disciplines and seeks resolution for any discrepancy. Ensures that all trades are performing work in accordance with design documents and industry standards.
Qualifications/Basic Job Requirements:
- Minimum 5 years of Commercial GC/Retail Construction experience on projects ranging up to $10M in size.
- Working knowledge of all trades including mechanical, electrical, and plumbing.
- Excellent leadership, organizational, and communication skills.
- Ability to achieve schedule deadlines while maintaining a quality and safe construction environment.
- Working knowledge of Microsoft Office (Excel, Word, PowerPoint, and Outlook.
- Local Travel within the NY Metro Area and surrounding boroughs is required.
Prerequisites:
Previous Carpentry experience preferred or any Construction related position

Estimator
Reports To: Chief Estimator FLSA Status: Exempt
In-Direct Reports: Estimator Assistant; Estimating Coordinator; APM
SUMMARY OF POSITION:
Responsible for expediting and preparing full estimates on general contracting projects for larger and complex projects.
SCOPE OF RESPONSIBILITY:
Expedites, analyzes and prepares bids for larger and more complex projects and manages the bidding process.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Reports to Chief Estimator to make sure we produce 100% Quality Bid and that all policies and procedures are being followed for each and every bid.
- Handles all projects – GC & INH- large, small & complex projects.
- Works closely with other Estimators, Asst Estimators, Project Coordinators and provides knowledge input for the project.
- Generates Takeoffs and quantity analysis for INH & Subcontractor Trades
- Attends walkthroughs with Clients, Subcontractors & other Team Members.
- Reviews Subcontractor Prequalification and evaluates their strengths and weaknesses to ensure that we are using Quality Subs.
- Obtain proper qualified Subcontractor coverage for each trade.
- Analyzes all Bid Requirements to make sure all deadlines are met.
- Reviews and analyzes bid documents to determine scope of work for bid.b
- Highlights drawings and executes required take-offs of pertinent trades.
- Generates a Clarification Sheet by determining each trade’s scope of work.
- Prepares RFI’s for any contradictions in the bid documents.
- Attends walkthroughs with Client and Subs to determine field conditions.
- Discusses scope of work with Subcontractors.
- Analyzes Subcontractor’s proposals and qualifies their scope of work.
- Prepares and finalizes bid to be checked by Chief Estimator.
- Finalizes Levelling Sheets from the Clarifications
- Holds buyout meetings with Construction to discuss bid upon award of job.
- Negotiates final contract price with Subcontractors as required and ensures that all LOA’s are fully executed prior to start of Work.
- Participates in KickOff & Closeout Meetings and provides accurate reports, general conditions and man-hours.
- Develops and maintains Logs such as Bid Log, Database, Unit Costs, Equipment & Material.
QUALIFICATIONS / BASIC JOB REQUIREMENTS:
- 5+ years’ estimating experience in retail construction.
- Architecture or Engineering Degree Preferred.
- Familiarity with open store renovations, new fit-out projects and site work.
- Capable of working with tight deadlines.
- Excellent oral and written communications skills.
- Proficiency with computers: (Word, Excel; Outlook).
- Must demonstrate the following competencies to perform the essential functions of this position: analytical; problem solving; planning/organizing; dependability.
